    Jolly Harbour redevelopment plans reveal a fresh new look

    Jolly Harbour Marina Village has officially unveiled plans for sleek new condominiums and upgraded amenities set to breathe fresh life into the decades-old community.

    The area is entering an exciting new chapter, with a major revitalisation programme underway to restore and reimagine one of Antigua’s most recognised seafront destinations. The vision is to bring renewed energy to this much-loved community, creating a vibrant and welcoming environment that reflects both its longstanding character and its future potential.

    The images reveal a series of stylish, contemporary condos–all with marina views–and a wide boardwalk with marina-facing restaurants and shops. Phase One of the redevelopment, comprising 80 one- to three-bedroom residences, is scheduled for completion in early 2029.

    Jolly Harbour has long been one of the Eastern Caribbean’s most popular destinations for both vacationers and foreign investors, thanks to its scenic waterfront setting. Its hundreds of villas fringing the Caribbean Sea present a rare opportunity for residents to dock a boat directly outside their home.

    Over the years, some parts of the community had fallen into decline. The long abandoned Grand Princess Casino was demolished in 2024, and the former commercial centre has since been demolished too, with the site now being prepared for the new development. Its businesses relocated in early April to a temporary Commercial Village a stone’s throw away, where they remain open as work continues nearby.

    “There will naturally be some disruption while this is underway; every effort will be made to keep it to a minimum, including carrying out the demolition and piling during low season,” said Development Manager Mark Trayhorn.“We estimate construction will last two and a half years from commencement. The formwork system we are using has shaved several months off the timeframe.”

    The plans depict stepped-up marina living with condo buildings flanking a central urban realm with marina views, and plentiful docking for boats. They also offer a glimpse into the new properties which will feature organic tones, natural materials, and oversized glass windows to make the most of the marina scenes.

    The condos–which have now been formally approved by the Development Control Authority–boast a number of eco-friendly features including energy-efficient air-conditioning and LED lights, complementing solar-powered external lighting. The five-storey buildings have been creatively designed to maintain and enhance the community’s prized marina front views.

    “Jolly Harbour offers a unique live-work-play destination. The condos are perfect for either year- round living or for those who prefer to keep them as a second home in an idyllic and safe location,”Mr Trayhorn said. “The range of amenities, from a supermarket to excellent leisure facilities and working marina, will appeal to locals, tourists and investors alike. The project brings a new level of modernity, while enhancing the area’s natural beauty.”

    Work is now well advanced on the presentation centre being built at the community’s Valley Road entrance. Investors will be able to find out more about the properties for sale when it opens later this year. Once the presentation centre has served its purpose, it will be converted into a conference centre.

    Jolly Harbour has already begun its transformation with the addition of modern new facilities, including a Sports Village with a state-of-the-art gym, pool, tennis and pickleball courts. The well- established marina offers 160 berths for dockage of cruisers of all sizes and superyachts up to 200ft. The opening of a catamaran haul-out and storage facility in 2024 facilitates full-service options to vessels up to 33ft wide and 75ft long–with three yards accommodating up to 240 boats overall.

    A new website has also been launched, giving visitors a first look at conceptual imagery for the planned redevelopment. The site can be viewed at www.jollyharbourantigua.com.

    The area’s redevelopment is likely to reap financial dividends for existing homeowners. Property prices have already seen a significant surge in the last five years–including 9% in the last year alone–Antiguan realtors say.

    “We are hopeful that the work will further enhance property prices in Jolly Harbour. The project is also likely to attract investment from overseas and open up a whole new avenue for employment,”Mr Trayhorn added. “These are huge positives, not just for Jolly Harbour but for Antigua too.”

    Jolly Harbour also offers excellent ‘rentability’; its abundant amenities within walking distance have made it one of the Caribbean’s most sought-after holiday locations.
